SCHEDULE AND SESSION INFO

FRIDAY, NOVEMBER 20TH

10:00AM: Stucco & EIFS Cladding Failures and How to Avoid | Christine Diosdado, P.E., MS, CSI | Associate Principal, Simpson Gumpertz & Heger

Description: Damaged and deteriorated cladding systems are not only unsightly, they can pose life-safety and habitability concerns. Most cladding systems serve as a building’s first line of defense against unintended air and water infiltration. Some cladding systems, such as EIFS and stucco systems with continuous insulation, also provide an energy-efficient thermal blanket, which helps to reduce air infiltration and stabilize interior environments. When cladding systems are inadequately designed, poorly constructed, or both, the results can be disastrous. During this presentation, Christine will illustrate through case studies of stucco and EIFS-clad buildings, the importance of good design and construction practices to avoid water-damaged building materials, compromised structural members, and mold-covered interior finishes.

Christine Diosdado is an experienced lead investigator, project manager, and expert witness on complex construction defect cases. Her investigation experience encompasses a wide variety of building types, including high-rise and low-rise residential, institutional, commercial, medical, and research buildings. Over the past 25 years, Christine has investigated damaged and deteriorated cladding systems including waterproofing systems and structural components. She has also designed repairs to restore exterior wall claddings. Christine currently serves as the Vice President of the Oakland Chapter of the International Concrete Repair Institute and the Construction Specification Institute. Christine assists owners, contractors, design professionals, and attorneys.

11:15 AM: Decay in Exterior Elevated Elements | Leslie Scheppelmann & Henry Sweat | Wiss, Janney, Elstner Associates

Description: After the Berkeley balcony collapse in 2015 and the passing of Senate Bill 721 in 2018, exterior decks, balconies, stairs, and walkways that rely in substantial part on wood structural support are under increased scrutiny. These elements are commonly referred to as Exterior Elevated Elements (EEE). This presentation will feature deteriorated EEE finishes which commonly indicate structural decay beneath them and what was revealed during further investigation. Additionally, repairs of EEEs in existing wood-framed buildings often include unobvious challenges as demonstrated by three projects located throughout Northern California.

Leslie Scheppelmann has participated in a variety of projects encompassing new construction and historic buildings. These projects have included investigation and repair design of building envelopes, architectural detailing of cladding, and enclosure consulting for new buildings. Since joining WJE in 2014, Ms. Scheppelmann’s experience has benefited many projects exhibiting wide scopes, such as the development of design and repair solutions for plazas, building facades, fire-damaged structures, and historic materials.
